This document defines the terms of use of the "REALEVATE" agency website (hereinafter: "REALEVATE" or the "Marketer"), which is operated and managed by it. Browsing and using the site are subject to the terms detailed below and constitute the user's approval and agreement to all of their provisions. A user who does not agree to these terms, in whole or in part, is required to refrain from continuing to use the site.
A. "The User" – any person or entity browsing the site, whether registered for the services or not.
B. "The Properties" – real estate properties located outside of Israel, information about which is displayed on the Site.
C. "Site Services" – all information, presentation, referral or contact services provided through the site.
A. The site presents general information about real estate properties offered for sale or investment in various countries outside of Israel, including pictures, descriptions, technical data and prices.
B. REALEVATE operates as a real estate marketing agency and assists clients in purchasing properties in Greek Cyprus. REALEVATE maintains working relationships with a number of local developers, and presents their construction projects on this website and through other means.
C. REALEVATE provides support services during the purchase process, including advice, guidance, explanations regarding projects, physical accompaniment of a representative for property tours in Cyprus, as well as assistance in the bureaucratic process with the developers, banks and local authorities - until the purchase transaction is completed.
D. The real estate purchase transaction, to the extent that it takes place, is a direct transaction between the user and the property owner or his representatives only. REALEVATE is not a party to this transaction, does not act as a seller, buyer or provide legal or contractual services in relation to it, and will not bear any responsibility in connection with it.
E. The user declares that he does not rely on any representation, undertaking, information or promise - oral or written - that was provided to him, to the extent that it was provided, by REALEVATE, and that he carries out all tests and decisions himself and at his own risk.
F. Any future communication between the user and those parties, if any, will be made directly between the parties, without direct involvement or obligation on the part of REALEVATE.
G. The publication of properties on the site does not constitute a binding offer or any legal obligation on the part of REALEVATE.
H. All expenses associated with participating in a REALEVATE property tour – including flights, accommodations, transportation, insurance and meals – will be borne by the client, unless otherwise specified in advance and in writing. REALEVATE reserves the right to reimburse the client for some or all of the expenses, at its sole discretion and without obligation.
A. REALEVATE is not a brokerage agency and is not subject to the Real Estate Brokers Law, 1996. Therefore, it should not be considered a broker, and no duties or rights attributed to a broker should be derived from its conduct.
B. However, REALEVATE acts in good faith, fairly, reliably and professionally for the benefit of its customers.
A. Investing in real estate – and particularly in foreign countries – involves significant risks, including: economic, planning, regulatory, operational and tax risks.
B. Any advice provided by REALEVATE is based on information provided to it by third parties, which may not be complete or up-to-date.
C. The website does not constitute legal, financial, tax or investment advice, and is not a substitute for independent professional advice.
D. The user is required to seek the assistance of qualified advisors before making any decisions regarding investments, contracts or obligations.
E. REALEVATE will not be liable for any consequences, loss or damage – direct or indirect – resulting from reliance on the information on the site or from decisions made as a result of its use.
A. The information on the Site is provided to REALEVATE by third parties. REALEVATE is not responsible for its reliability, completeness, or timeliness.
B. There may be changes to the information, and it may be updated from time to time at the discretion of the property owners or their representatives – without prior notice.
C. REALEVATE is not a party to agreements signed between the user and other parties, and does not guarantee their terms or performance.
D. REALEVATE is not responsible for the conduct or obligations of the developers, and has no control over the progress of the projects, obtaining approvals, or fulfilling contractual obligations between the parties.
A. REALEVATE receives payment for its services from the developers only. It does not charge direct payment, commission or brokerage fees from the clients.
B. The working relationship exists between REALEVATE and entrepreneurs only, and without compromising the commitment to quality service to the customer.
C. REALEVATE Services do not create any relationship of agency, trust, or contractual liability towards the User, except as expressly stated in this document.
A. All images, simulations and visual content appearing on the site are intended for illustration purposes only.
B. There may be discrepancies between the visualization and the actual condition of the property. Any visual content should not be considered a commitment on the part of REALEVATE or an accurate description of the property.
C. The copyrights in the images and visual content are reserved to their legal owners, and REALEVATE holds a license to use them for advertising purposes on the site only.
D. Do not copy, reproduce, distribute or make any use of visual content from the website without prior written permission.
A. All intellectual property rights on the site – including design, text, source code, structure, graphics and logos – belong to REALEVATE or to parties that granted it a license to use.
B. No commercial use, copying, distribution or translation of the website contents may be made without prior written permission from REALEVATE.
A. REALEVATE may collect statistical and anonymous information as part of the use of the site, for the purposes of operation, maintenance and improvement of the service.
B. REALEVATE undertakes to maintain the user's privacy in accordance with the provisions of all laws, and will not transfer personal information to third parties without consent, unless required to do so by law.
A. The Terms of Use are formulated in the masculine form for convenience purposes only, and they apply equally to all genders.
B. The law applicable to these terms is Israeli law only. The exclusive jurisdiction lies with the competent court in the city of Tel Aviv.
C. REALEVATE reserves the right to update the Terms of Use at any time. Updated Terms will become effective upon their publication on the Site.
A. The site has a dedicated accessibility system, which aims to make it easier to use for people with disabilities.
B. The system operates in accordance with existing technological capabilities and accepted standards.
C. The Company does not undertake to fully adapt to all types of disabilities or browsers, and will not be liable for claims arising from the lack of full accessibility, as long as a reasonable accessibility system has been implemented as is customary.
